Most gate problems look fine in a photo thumbnail. A gate that sags three inches, groans through its cycle, or stops mid-swing only shows itself in person. So we document what no one sees before we touch the job, then shoot the same angle after. You’ll spot the difference in alignment, hardware, and stance. Here’s what real repair work looks like in Thousand Oaks.

Recent Transformations
Swing Gate Re-Alignment in Newbury Park
Before
AfterThe gate leaf had dropped far enough that the latch missed the receiver by half an inch. We found worn hinge bushings on the upper pair, plus a post that had drifted out of plumb in the clay soil we get through the Conejo Valley. Hitched the leaf back to its original arc, installed new bushings, and replaced the latch striker. The gate now closes square and swings without dragging its bottom rail across the driveway.
Gate Motor Replacement on a LiftMaster LA400
Before
AfterThe old LiftMaster LA400 had burned through its limit switch for the second time and the control board showed scorch marks. Rather than patch a dying unit, we pulled the whole operator and mounted a fresh LA400 with new wiring and an isolated power run. The gate now opens in nine seconds flat and stops dead at both limits instead of bouncing. The owner finally has a remote that works past the bottom of the driveway.
Welded Track Repair on a Sliding Gate off Lynn Road

The v-track had a split at a weld joint, which is exactly what happens when a pickup nudges the gate a few times over the course of a season. The gate would buck every time the roller crossed the crack. We cut out the damaged section, welded in a fresh length of track, ground the seam smooth, and adjusted the roller height so the gate rides the rail instead of fighting it. Sliding operation is quiet again, and the gate no longer stutters at that one spot.
Articulating Arm Repair on a Viking Swing Operator

Old articulating arm had a crack running through the aluminum at the pivot point, and the gate was opening on a wobble that got worse every week. In Thousand Oaks, the daily temperature swing from cool mornings to hot afternoons does real work on aluminum hardware. We replaced the arm with a new Viking unit, rechecked the operator’s torque settings, and set the gate’s acceleration curve so the arm isn’t being yanked on every start. The opening stroke is smooth, no shimmy, no pop at the midpoint.
Loop Detector Diagnosis for a Builders’ Gate off Westlake Boulevard

The gate would open for a car but wouldn’t auto-close, which is a classic loop detector failure. We dug out the saw-cut loop in the driveway and found a break in the wire right where asphalt meets concrete, a stress point that shows up on Thousand Oaks driveways every few years. Installed a new loop with proper gauge wire, sealed the cut, and the gate now opens, pauses, and closes on the timer like it’s supposed to. The builder’s trucks get through without anyone tapping a keypad.
Full Swing Gate Replacement on a Custom Driveway off Potrero Road

The old steel gate had rusted through at the bottom rail and the hinges were pulling out of the brick pillar. We fabricated a matched replacement using the same style of vertical pickets, set new heavy-duty hinges in fresh epoxy anchors, and installed a new FAAC swing operator to replace the dead opener. The new gate sits level, opens smoothly, and is matched to the house, not just bolted to it.
